Despite our very clearly posted No Street Parking signs on Nansen Court and Amundsen Court, multiple vehicles have been in violation, especially during holidays and during Sundance Film Festival when many homes are often rented. These vehicles are not only blocking driveways and making it impossible to enter or exit properties, they have barely left room for one vehicle to drive down the road. When this occurs, THE GREATEST CONCERN TO HOMEOWNERS AND TO THE CITY OF PARK CITY IS THAT THERE IS NO POSSIBLE WAY FOR EMERGENCY VEHICLES TO ACCESS THIS STREET. Trash and snow removal vehicles are also unable to perform their duties when street access is blocked.

Additionally, during these times, loud, late parties often occur, along with fireworks being set off, disturbing the peace of all residents and quiet guests and violating Park City Municipal Noise Ordinance Code.

Our residents have been reluctant to call the police as they desire all guests to enjoy their stay, but over the past several years, despite repeated requests for all homeowners’ cooperation and compliance, this issue has escalated to the point of necessitating enforcement by Park City Police Department and Park City Municipal Corporation. They have been informed of the situation and are prepared to take action if and when necessary.

Be advised that the following item is included in the CC&Rs of the Nordic Village HOA: “Each homeowner is required to park on their property and provide sufficient driveway space for extra cars to ensure parking of vehicles in the common area does not occur.” Nansen Court and Amundsen Court are designated common areas. It is the responsibility of each homeowner to adhere to the requirements set forth by the HOA, and to ensure that renters are well informed and also adhere to the regulations. It is advised that a copy of this letter be sent to your property management company, and that regulations also be clearly posted in the home for renters.

Trash cans and recycling bins being left on the curb for days after pickup are still an issue. If this continues, beginning January 1, 2018, Nordic Village HOA will institute a policy wherein:
  • Three notices will be sent if bins are not removed to an appropriate storage space within 24 hours of pickup.
  • If violations continue thereafter, a $100 fine per infraction will be imposed, to be billed on a monthly basis.
  • Homeowners will be notified when their trash cans are left out 24 hours after pickup to be given every opportunity to comply.
  • Homeowners are strongly encouraged to notify property management companies accordingly.

image Common Area Maintenance / Parking Restrictions
Several homeowners have expressed concern about the maintenance of the common areas and individual lots along with parking issues. Please be advised that the following items are included in the CC&Rs of the Nordic Village Homeowners Association:

  1. All Nordic Village homeowners are obligated to maintain common areas. This includes snow removal of Nansen Court and Amundsen Court. Snow removal of these streets, along with landscaping the common area around the Nordic Village sign and the strip of grass fronting Amundsen Court, are included in the annual assessment dues.

  2. All homeowners are obligated to maintain their own individual lots.

  3. Each homeowner is required to park on their property and provide sufficient driveway space for extra cars to ensure overnight parking of vehicles in the common area does not occur. This is mandatory so fire trucks, garbage trucks and snowplows can navigate our narrow streets. Homeowners should advise their management companies to obey these parking restrictions.

  4. No recreational vehicles, boats, trailers, trucks or commercial vehicles belonging to owners or other residents of the property shall be parked or stored in or upon any of the visible areas of the lots or upon the common areas.

  5. In the event a tree or other obstacle falls into the road blocking homeowner, emergency vehicle and other access, the owner and/or the property management company on record should be contacted immediately. All owner information can be found in the Owner’s Directory on this website. If neither can be reached in a reasonable amount of time, the HOA will arrange for the removal of the obstacle and the owner will be billed directly. The HOA would be held harmless from any responsibility for the cost of damage, removal, cleanup, etc., as any trees, other landscaping, construction or other items contained on individual properties that impact common areas such as streets due to weather, human error or natural causes are fully the homeowner’s responsibility. A number of homeowners have requested information regarding individual snow removal services by the same company that is currently providing services to Nansen Court and Amundsen Court. Many homeowners have agreed that this would be to the benefit of the homeowners on these streets, as different plowing services have traditionally arrived at different times of the day, creating havoc on these streets. Having one contractor plow the driveways as well as the streets will provide a uniform snow removal program, save gas and give Nordic Village more control of our private streets. A bobcat could also be parked at Nordic Village to assist in moving snow.

At the request of the HOA, our current snow removal company, Amigo Property Services, has proposed a fee of $142.00 per month per property on Nansen Court and Amundsen Court to clear individual driveways and steps from front doors. Homeowners would be billed directly by Amigo Property Services. Homeowners residing on Queen Esther Drive are also welcome to participate if desired.

Amigo Property Services is also extending this offer to each homeowner for landscaping, which includes mowing, weed trimming and sprinkler maintenance, including minor repairs. The fee for landscaping services would also be $142.00 per month.
